A Buyer’s Agent is a real estate professional and market specialist who represents the buyer in a real estate transaction.  The Buyer’s Agent, his Broker, and his real estate Agency all represent the buyer and work on the buyer’s behalf safeguarding interests, negotiating prices, arranging financing, and managing the transaction closing.

When looking at distressed properties or any property in our current market, make sure you have someone on your side with practical building and maintenance experience.  Many of these homes have deferred maintenance issues.

This is the "listing agent" whose name is on the sign. Legally obligated to represent the seller's interests. Duty is to get the highest price and best terms for the seller, maintain seller's confidentiality and disclose all known information about prospective buyers. Seller is "client", buyers are "customers".		This is an agent to represent the buyer's interests. Duty is to locate the right home for the buyer, negotiate on buyers' behalf for best price and terms, maintain buyer's confidentiality and disclose all known information about the seller AND THE HOME to the buyer. Buyer is "client", sellers are "customers".

If I'm a buyer working with the listing agent can they represent me best and the seller as they had originally promised?

In today's market this is tricky to say the least.  The seller has been told the listing agent is there to protect the sellers interest.  But when a buyer wants to make an aggressive offer on behalf of the buyer they now represent, it can be an awkward situation that can lead to confusion and a sense of betrayal.  Negotiations can be strained at this point, giving neither an advantage.

What does this service cost the buyer?

The Buyer’s Agent services are free to the buyer.  In real estate transactions the seller pays the commission, which is a predetermined percentage of the sale, to the Seller’s Agent and to the Buyer’s Agent. There is no cost to the buyer.

Do I need an agent that is so active in the market?

Yes, we represent current active real estate buyers.  We have information on all Santa Rosa Ca homes, new and pre-owned, currently available for sale provided by local resources.  As members of the National Association of Realtors® (NAR), California Association of Realtors®, and local Realtor® Associations - including the Multiple Listing Service (MLS) - we adhere to the Realtor® code of ethics and a high standard of service.
